TL;DR: We do not collect personal information. Our calculator runs entirely in your browser. No account is required, no data is stored on our servers, and we will never sell your information to third parties.
1Information We Collect
Calculator inputs: All values you enter (purchase price, rent, expenses, etc.) are processed locally in your browser. This data is never transmitted to our servers.
URL parameters: When you use the "Copy Link" feature, your inputs are encoded into the page URL. This URL exists only in your browser and is shared only when you explicitly choose to share it.
Analytics (aggregated): We may use privacy-respecting analytics (page views, session duration) to understand how the tool is used. This data is anonymized and aggregated — it cannot be used to identify you.
Theme preference: We store one item in localStorage: your light/dark theme setting. This stays on your device only.
2How We Use Information
We use aggregated, anonymized analytics data solely to:
- Understand which features are most useful
- Identify and fix bugs or performance issues
- Improve the accuracy of our financial models
We do not use any data for advertising, profiling, or any purpose beyond operating and improving this free tool.

Because we do not collect or store personal data on our servers, there is no user database to breach. All calculator computations happen client-side in your browser. Exported PDFs and CSVs are generated locally and never uploaded to our infrastructure.
5Children's Privacy
This tool is intended for adult real estate investors and financial professionals. We do not knowingly collect information from children under 13. If you believe a child has provided personal information, please contact us immediately.
6Changes to This Policy
We may update this Privacy Policy from time to time. When we do, we will update the "Last updated" date at the top of this page. Continued use of the tool after changes are posted constitutes your acceptance of the updated policy.
